Our Business Model: Assist-2-Sell can afford to offer great service and rebate up to 20% of the buyer’s agent company commission. Most traditional real estate agents spend most of their time hunting for customers and dealing with buyers that will never buy. We attract qualified buyers because of the full service and rebates we offer.
Your Assist-2-Sell Agent: All our agents are licensed Realtors®. Once one of our agents begins working with you, you’ll work together until closing on your new home.
Components of Our Service: Your agent will meet with you and review your unique needs on price, communities, and neighborhoods. The search will be programmed into the MLS system to constantly review for new listings, which will be automatically emailed to you. All showings will be done by your Assist-2-Sell agent. We encourage our buyer clients to attend open houses on their own, but be sure to inform the host you are represented by an agent. Your Assist-2-Sell agent will prepare a comparative Market Analysis on likely homes you can then review. Our office will prepare all offering documents, secure disclosures from the listing agent, and review it all with you to be sure you understand everything. Your agent will negotiate with the seller’s agent and/or the seller, handle all counter offers, and prepare the final contract. Once under contract, contingencies will be tracked to be sure all time limits are met. Arrangements for access of the appraiser and home inspectors will be made. We recommend the buyer attends the home inspection to learn about any major defects firsthand and gain familiarity with the home. Your agent will secure entrance to the home. Our office will handle all coordination with the lender and title company for a smooth closing. Pre-closing inspection (“walkthrough”) is a custom in our area; you and your agent will generally view the home the day of the closing. Then, your agent will attend the closing with you.
Deciding What You Can Afford: The rule of thumb is 30% of your gross family income, before taxes, for principal, interest, taxes, and insurance on your home. Your total debt service shouldn’t exceed 50% including credit cards, cars, etc. A pre-approval from a lending institute is a must to maximize your negotiating position. Your agent will guide you through this step.
Searching On the Web: Once you’ve figured out your price range, you can start looking for places to buy. Your agent will prepare a list and you can search Realtor.com and scores of others yourself. Assist-2-Sell can provide links to town assessor’s offices, where most allow you to check previous sales and assessed value. Other search sites are Craigslist, RealEstate-Book.com, Trulia, etc.
Visiting Properties: Attend open houses, and be sure to let your host know you are represented by a real estate broker. Drive by homes you’re interested in prior to a showing. Keep a list. You should not ask for a showing from the listing agent, as this will jeopardize your refund. In the majority of cases the right home will be apparent to you almost immediately, but don’t let this on to the selling agent. Talking to neighbors can also be enlightening. Your agent will provide you with a checklist to review.
Contingencies: Your earnest money is held in an escrow account until closing. If your loan falls through, or if the seller refuses to repair or replace items identified by the home inspector, the contingencies in your offer can give you a way to cancel the deal and receive your earnest money back.
